The London Road project involved converting a commercial office into a House in Multiple Occupation (HMO), requiring compliance with stringent energy and sustainability regulations set by Maidstone Borough Council. The planning officer's conditions presented challenges, but with a tailored energy strategy, the project achieved full compliance while maintaining cost efficiency and long-term sustainability.

Energy Digest was engaged to conduct SBEM Calculations, TM59 Overheating Analysis, and an Energy Statement to ensure the development met all planning and regulatory standards while optimising energy performance.

Smart Energy & Cooling Strategy

A multi-layered approach was implemented to enhance energy efficiency and compliance:

  • Targeted Solar Energy Integration: A compact solar panel array was installed at the rear of the property to meet the Energy Statement’s requirements. Dynamic Simulation Modelling determined the optimal panel placement, factoring in shading from nearby structures.
  • Overheating Control Without Open Windows: Due to the property's location on a busy road, openable windows were not a viable cooling option. Instead, Decentralised Mechanical Ventilation (DMEV) units were installed in each bedroom, ensuring effective air circulation while maintaining compliance with Part L energy efficiency regulations.
  • Enhanced Building Fabric Performance: The HMO was designed to exceed U-value requirements. Low g-value glazing was incorporated to mitigate solar gain, complementing TM59 compliance. Additional enhancements were made to balance thermal retention and prevent heat loss.

Challenges Faced

Managing cost efficiency becomes increasingly complex when multiple regulations and services intersect. Retrofitting, in particular, often entails both intended and unintended expenses for the developer. In response, the design phase for the London Road project began before submission, giving the client the best advantage in upgrading the building to satisfy planning and building regulations while ensuring it remained practically effective once occupied.
